King County is the center of gravity for our sweeping and trucking operation. Klean Lots is headquartered at 26305 79th Ave S in Kent, which puts our yard inside the Kent Valley industrial corridor and within about 30 minutes of most active job sites between Seattle and Auburn.

Snohomish County

Klean Lots has been working Snohomish County since the Lynnwood Link light rail extension, and we have stayed. The county is in the middle of a long infrastructure cycle — Everett Link heading north, continuous I-5 and SR 9 work, and the Cascade Industrial Center buildout around Arlington and Marysville — all of which generates the haul traffic and track-out that sweeping exists to solve.

Pierce County

Klean Lots keeps an office at 950 Broadway in Tacoma and is a member of the Master Builders Association of Pierce County. Pierce is a port and freight county first: the Port of Tacoma and the Tideflats industrial area move enormous volumes of material, and the SR 167 completion project has tied that traffic directly into the Kent Valley.

Thurston County
Population about 300,000 · 7 cities and towns · County seat: Olympia
Thurston County is the south end of our regular service territory, about 30 minutes down I-5 from our Tacoma office. It is a different mix than the rest of the Puget Sound: state government construction and facility work around the capitol campus, distribution and industrial growth in the Hawks Prairie area, and a steady stream of residential development pushing out along SR 510 and SR 507.

Outside these four counties?
We travel into Oregon and greater Washington for civil and infrastructure project work — sweeping, dump trucking, dust control, and hydrovac on a defined scope. What we do not take outside our core counties is recurring service, because we cannot hold a nightly route or a 2am snow push three hours from the yard.

What areas does Klean Lots serve?
Klean Lots serves King County, Snohomish County, Pierce County, and Thurston County in Washington, covering the I-5 corridor from Arlington and Everett in the north through Seattle, Bellevue, and Tacoma down to Lacey, Olympia, and Tumwater in the south. We are headquartered in Kent with a second office in Tacoma. We also take project work statewide in Washington and across Oregon.

Yes. Our yard is at 26305 79th Ave S in Kent, WA, and our Tacoma office is at 950 Broadway. Klean Lots was founded in 2019 by Ky Vinson and relaunched in October 2024 after acquiring the assets of Sea-Tac Sweeping Services. We are family-owned with a team of 14 and growing.
How fast can you get to my site?
Most sites in King, Snohomish, Pierce, and Thurston County are reachable the same business day for contract customers, and often within a few hours for an urgent callout. Being based in the Kent Valley puts us close to the middle of the region rather than at one end of it.
Do you work outside of King, Snohomish, Pierce, and Thurston County?
Yes, on project work. We travel elsewhere in Washington and into Oregon for civil and infrastructure jobs — sweeping, dump trucking, dust control, and hydrovac on a defined project scope. What we do not do outside our four core counties is recurring service, because we cannot honestly promise a nightly parking lot route or a 2am snow push three hours from the yard. If you have a project outside the core, call (253) 410-0159 and we will tell you straight whether we can staff it.
Which services do you offer in every county you serve?
All of them: street sweeping, construction sweeping, parking lot sweeping, snow plowing and de-icing, dump trucking, dust control, hydrovac and catch basin cleaning, parking lot striping, portable toilets, temporary fencing, dumpsters, and equipment rentals.
