Construction & property maintenance services
Klean Lots provides civil construction support and commercial property maintenance across King, Snohomish, Pierce, and Thurston County, Washington. Twelve services, one contractor, one invoice — dispatched from Kent and Tacoma.
Civil
Support services for infrastructure, transit, utility, and site construction.
Street Sweeping
Street sweeping is the difference between a job site that passes inspection and one that gets a phone call from the city.
Learn moreConstruction Sweeping
Track-out is the single most visible thing a site does wrong.
Learn moreDump Trucking
Trucking is the constraint on most earthwork schedules.
Learn moreDust Control
Dust is a compliance problem, a neighbor problem, and a visibility problem at the same time.
Learn moreHydroVac & Vactor Services
Hydro excavation exists because mechanical digging near a live utility is a bad bet.
Learn morePortable Toilets
Site sanitation is a WISHA requirement, not an amenity, and it is one of the easiest things for a safety inspector to check.
Learn moreTemporary Fencing
Temporary fencing is what makes a site a controlled site.
Learn moreDumpsters
A full container is a stopped crew.
Learn moreProperty Maintenance
Year-round service for commercial, industrial, and multifamily properties.
Parking Lot Sweeping
A dirty lot reads as a neglected property, and it costs money in ways that are easy to miss: debris clogs catch basins and drives storm system maintenance bills, grit grinds down asphalt and shortens the interval between seal coats, and litter piles up against curbs and landscaping until it becomes a manual labor problem instead of a sweeping problem.
Learn moreSnow & Ice Removal
Puget Sound snow is harder to manage than snow in a cold climate, because it usually falls right at freezing.
Learn moreParking Lot Striping
Faded striping costs a property more than it looks like it should.
Learn moreEquipment Rentals
Renting equipment is easy.

Common questions
What services does Klean Lots offer?
Street sweeping, construction sweeping and track-out control, commercial parking lot sweeping, snow plowing and de-icing, dump trucking and material hauling, dust control and water trucks, hydrovac and catch basin cleaning, parking lot striping, portable toilets, temporary construction fencing, dumpsters and roll-off containers, and equipment rentals with or without operators.
Where does Klean Lots work?
King County, Snohomish County, Pierce County, and Thurston County in Washington, dispatching from our yard in Kent and our office in Tacoma. We also take project work across broader Washington and Oregon.
Do you work as a subcontractor on public works projects?
Yes. Klean Lots is an active subcontractor on WSDOT, Sound Transit, Port of Seattle, and King County projects, including the SR 520 Portage Bay Bridge and Roanoke Lid, I-405 Brickyard to SR 527, the F200 Federal Way Link Extension, the R200 Redmond Link Extension, T-18 Shore Power, and Cedar Hills Regional Landfill.
Can I get more than one service on a single contract?
Yes, and most of our customers do. Running sweeping, trucking, dust control, and site services through one contractor means one point of contact, one invoice, and no argument about whose responsibility the road is.
How do I get a quote?
Call (253) 410-0159 or email contracts@kleanlots.com with the site, the scope, and the schedule. For urgent work — a spill, a full container, a storm coming in — call rather than email.
Tell us what your site needs
Monday–Friday, 7:00am–5:00pm, with 24/7 response during snow and ice events. For a spill, a storm, or a full container, call — do not email.
Or email contracts@kleanlots.com
