Commercial Parking Lot Sweeping
Klean Lots provides scheduled commercial parking lot sweeping across King, Snohomish, Pierce, and Thurston County — retail centers, office campuses, warehouse and distribution lots, apartment communities, and HOAs. Nightly, weekly, biweekly, or monthly routes, with a written service record every visit. Call (253) 410-0159.
A dirty lot reads as a neglected property, and it costs money in ways that are easy to miss: debris clogs catch basins and drives storm system maintenance bills, grit grinds down asphalt and shortens the interval between seal coats, and litter piles up against curbs and landscaping until it becomes a manual labor problem instead of a sweeping problem. Scheduled sweeping is cheaper than any of those.

What parking lot sweeping from Klean Lots includes
Full lot and drive aisle sweeping
Every aisle, stall row, and curb line, plus the entrance aprons where material collects.
Catch basin and drain approach clearing
Keeping debris out of the storm system, which is what your stormwater permit actually cares about.
Truck courts and loading docks
Heavier equipment for industrial lots where the material is gravel and pallet debris rather than litter.
Parking structures
Sweeping sized for low-clearance decks and ramps.
Seasonal leaf and storm cleanup
Extra passes in the fall and after wind events, when a normal schedule will not keep up.
Pre-striping and pre-seal sweeping
Surface prep so paint and sealer bond instead of lifting.

You get a service record for each visit and a direct line for extra passes after storms or events.
Permits, compliance & why this matters
Commercial properties in Phase I and Phase II NPDES jurisdictions are generally expected to keep their private storm systems maintained, and sweeping is the cheapest way to keep sediment and debris from reaching a catch basin in the first place. It also reduces the trip and slip exposure that comes with gravel and standing debris on a walking surface.

Parking Lot Sweeping: common questions
How often should a commercial parking lot be swept?
Retail centers with heavy foot traffic usually run nightly or several nights a week. Office and medical campuses are typically weekly or biweekly. Industrial and warehouse lots depend on truck volume and often run weekly, with more frequent service on truck courts. Everywhere in the Puget Sound needs extra passes in the fall for leaves.
Do you sweep at night so you are not blocking customers?
Yes, and for most retail properties we recommend it. Night sweeping is faster because the lot is empty, and it means a clean lot when doors open.
What areas do you cover for parking lot sweeping?
All of King, Snohomish, Pierce, and Thurston County — including Seattle, Bellevue, Kent, Renton, Tukwila, Federal Way, Everett, Lynnwood, Mill Creek, Marysville, Tacoma, Lakewood, Puyallup, and Sumner.
Can you handle a parking garage with low clearance?
Yes. Tell us the clearance when you call and we will send equipment that fits rather than showing up and discovering it does not.
Do you also do the striping?
Yes. We stripe as well as sweep, and doing both together means the surface is properly prepped before paint goes down.
Need parking lot sweeping in the Puget Sound?
Tell us the site and the schedule and we will send a written quote. Monday–Friday, 7:00am–5:00pm, with 24/7 response during snow and ice events.
