Street sweeping, snow plowing & construction services in King County

King County is the center of gravity for our sweeping and trucking operation. Klean Lots is headquartered at 26305 79th Ave S in Kent, which puts our yard inside the Kent Valley industrial corridor and within about 30 minutes of most active job sites between Seattle and Auburn. We run daily street sweeping on WSDOT and Sound Transit work here, keep haul routes clean for general contractors, and maintain commercial parking lots on year-round schedules.

Snow and ice in King County

King County snow is a lowland-elevation problem: storms usually arrive between 32 and 36 degrees, so a site can go from wet to compacted ice in a couple of hours. Elevation swings matter more than the forecast — Issaquah Highlands, Sammamish, Maple Valley, and the Renton and Newcastle hills routinely hold snow after Seattle and Tukwila have gone back to rain.

Stormwater and track-out compliance

Most King County jurisdictions operate under an NPDES Phase I or Phase II municipal stormwater permit, and construction sites over one acre fall under Ecology's Construction Stormwater General Permit. In practice that means track-out onto public roads is an inspection finding waiting to happen, and sweeping is the fastest way to close it out.

Cities we serve in King County

Seattle, WA

I-5 · I-90 · SR 99 · SR 520 · SR 509

Seattle work is dense-urban work: narrow lane closures, night windows, tight turnarounds for haul trucks, and catch basins that fill fast when a downtown or SLU excavation is running. We sweep for contractors across downtown, South Lake Union, SODO, Interbay, Ballard, and the Duwamish industrial corridor, and we run dump trucks in and out of Port of Seattle terminal work.

Common here: Construction sweeping, Night street sweeping, Dump trucking, Catch basin cleaning

Bellevue, WA

I-405 · I-90 · SR 520

Bellevue has had a decade of simultaneous high-rise, light rail, and I-405 work, and the city is strict about mud on downtown and Bel-Red arterials. We sweep haul routes off tower excavations, keep the NE 8th and 116th corridors clean, and handle parking-structure and surface-lot sweeping for property managers on the Eastside.

Common here: Construction sweeping, Haul route cleaning, Parking lot sweeping, Snow and ice

Kent, WA

SR 167 · I-5 · SR 516 · SR 181

Kent is our home yard. The Kent Valley is one of the largest warehouse and distribution markets on the West Coast, which means heavy truck traffic, big surface lots, and a constant supply of tracked-in material along the SR 167 corridor and West Valley Highway. Being based here means short response times and low mobilization cost for Kent job sites.

Common here: Parking lot sweeping, Construction sweeping, Dump trucking, Snow removal

Renton, WA

I-405 · SR 167 · SR 900 · SR 169

Renton sits at the I-405 and SR 167 interchange, so it absorbs both valley industrial traffic and Eastside commuter volume. We sweep construction and haul routes around the Boeing Renton plant, the Longacres and Southport areas, and the ongoing I-405 corridor work, and we plow commercial sites in the Renton Highlands where elevation holds snow.

Common here: Street sweeping, Haul route cleaning, Snow and ice, Dump trucking

Federal Way, WA

I-5 · SR 18 · SR 99 · SR 509

Klean Lots provides street sweeping and dust control on the F200 Federal Way Link Extension for Sound Transit, working under Kiewit Infrastructure West. That is guideway and station work running alongside live I-5 and Pacific Highway South traffic, where a clean travel lane is a safety requirement, not a courtesy.

Common here: Construction sweeping, Dust control, Street sweeping, Parking lot sweeping

Auburn, WA

SR 18 · SR 167 · SR 164 · West Valley Hwy

Auburn combines valley warehousing with the SR 18 and SR 167 freight corridors and a large retail core. Sites here generate a lot of gravel and fines onto public roads, which is exactly what a mechanical broom is built for. We also run dump trucks out of Auburn on import and export hauls.

Common here: Construction sweeping, Dump trucking, Parking lot sweeping

Redmond, WA

SR 520 · SR 202 · Redmond Way · Avondale Rd

We worked the R200 Redmond Link Extension for Sound Transit, sweeping and controlling dust along the SR 520 and Redmond Way corridors while the guideway went in. Redmond also has a heavy campus and mixed-use construction pipeline in Overlake and downtown, plus large private lots that need scheduled sweeping.

Common here: Construction sweeping, Dust control, Parking lot sweeping

Kirkland, WA

I-405 · NE 85th St · Lake Washington Blvd · SR 908

The NE 85th Street interchange rebuild and continuous private development in Totem Lake and downtown Kirkland keep haul routes busy along I-405. Kirkland streets are steep in places, which makes both track-out control and winter plowing more demanding than the flat valley work.

Common here: Street sweeping, Haul route cleaning, Snow and ice

Issaquah, WA

I-90 · SR 900 · Front St · Issaquah-Hobart Rd

Issaquah and the Issaquah Highlands sit high enough to change the winter math — sites here can be plowing while Bellevue is only wet. Ongoing residential and commercial buildout along I-90 also produces steady track-out onto Front Street and the SR 900 corridor.

Common here: Snow removal, De-icing, Construction sweeping

Tukwila, WA

I-5 · I-405 · SR 518 · SR 599 · SR 99

Tukwila is a freeway junction and a retail center at the same time, with Southcenter drawing constant traffic across large lots. Between the interchanges, the Duwamish industrial parcels, and airport-adjacent work, it is one of the highest-turnover sweeping areas in the county.

Common here: Parking lot sweeping, Street sweeping, Snow and ice

SeaTac, WA

I-5 · SR 518 · SR 509 · SR 99 · Air Cargo Rd

Work around Sea-Tac Airport comes with badging, escort, and airfield-adjacent cleanliness expectations — foreign object debris is taken seriously, and so are the timing windows. We sweep landside roadways, cargo and rental facility lots, and construction access routes in the airport corridor.

Common here: Street sweeping, Parking lot sweeping, Construction sweeping

Sammamish, WA

E Lake Sammamish Pkwy · SR 202 · 228th Ave NE

Sammamish sits on the plateau at roughly 400 to 500 feet, so it is one of the first King County cities to accumulate snow and one of the last to clear. Residential and commercial development along 228th and Issaquah-Pine Lake Road keeps sweeping demand steady the rest of the year.

Common here: Snow removal, De-icing, Street sweeping
